What Alexandria Homeowners Need to Know
Knob-and-Tube Wiring in Pre-War Alexandria Homes
A significant number of Alexandria’s oldest homes — particularly in Old Town, Rosemont, and early Del Ray — still have original knob-and-tube wiring in at least part of the house. Knob-and-tube is not inherently dangerous when intact and unmodified, but it becomes hazardous when it has been covered with insulation (which prevents cooling), spliced improperly, or connected to modern high-draw appliances. Many homeowner’s insurers in Virginia now charge higher premiums or decline coverage for homes with active knob-and-tube wiring. An electrical inspection is strongly recommended before buying any pre-1940 Alexandria home.
Alexandria’s EV Charging Demand
Alexandria has one of the highest EV ownership rates in Virginia, driven by its affluent, environmentally-conscious population and proximity to federal employment centres. Level 2 home charging (240V, 30–50 amps) requires a dedicated circuit and in most cases a panel assessment first. Many older Alexandria homes do not have spare panel capacity and need a panel upgrade before EV charger installation is possible. Request a panel assessment as part of your EV charger quote.
